HOMEOWNER ASSOCIATIONS – PROS AND CONS

There are some good reasons to consider purchasing a home in a community where a Homeowner’s Association is active. Homeowners involved in an association are invested in assuring that the community remains attractive, which in turn protects the value of homes. Some Homeowner Associations also afford a certain quality of life through maintenance of recreational amenities; such as swimming pools, tennis courts, biking and walking trails and the like.

On the other hand, some home buyers have more of a ‘free spirit’ and do not want to be under rules and regulations they may find restrictive. For example, a restriction might be that homeowners are not allowed to fly flags from their porch, or not allowed to park a boat or recreational vehicle in their driveway.

When shopping for a home, be sure to inquire if there is an Homeowner’s Association. If there is, ask to see a copy of the covenants. Covenants are a written document that outline the legal aspects of the association, homeowner restrictions and allowances, and the homeowner fee structure.

A Listing That Stands Out

Sellers rely on their listing agent to do all that is possible to efficiently market their property to other agents and prospective buyers.  And because each agent has their own unique way of approaching the listing and marketing process, I thought it would be a good subject to blog about.

Sellers are aware that they will be asked to sign a listing agreement, prepare the house for pictures and showings, and that a lockbox and sign will be installed.  As well, sellers expect the property to be placed on the area’s multiple listing service and other real estate Websites.  However, there are strategies that I use to insure your property is marketed more efficiently, in the best light, while keeping you informed.  An informed seller is a successful seller! 

  • We are a team, your input is welcomed. Within 24 hours of your listing becoming effective, the MLS information (that agents see) is emailed to you, the seller, for your critical eye.  Not only does this give you opportunity to review the information, but it also gives you confidence that your property is being represented in its true and best light.
  • The first 2-3 days on the MLS are crucial.  When new listing information goes live on the MLS, it is placed in a category of “New Listing” for 2-3 days.   If photos are not placed on the listing in those first days, a lesser number of agents will get the full impact of your listing when it is new.  Coordinating the listing information and photos to go ‘live’ at the same time is important.
  • Photography is my hobby (and I’ve actually been paid a few times).  You are guaranteed to have eye-catching pictures of your property, and lots of them!
  • Staying in touch with you and providing reports.  Each time your property is shown by any agent, I will contact you via your desired method with feedback within a day or two of the showing.  You receive an update every 14 days on the number of times agents have viewed the listing information on-line, and any other statistics available from other real estate Websites.
  • Saturating the internet through Websites, FaceBook, YouTube.    My personal Website and Blog at www.lydaenterprises.com, FaceBook and YouTube accounts are used to market your property.  And of course the Waddell Website, Realtor.com, and dozens more market your  property information.  The more times a property is displayed on an internet site, the more exposure it will have when potential buyers browse the internet.

Melissa and Robert Fordham have been working with a Buyer’s Agent to find the home of their dreams.  They’ve seen many houses in the past 8 months. They are qualified and have agreed that they want to spend no more than $1500 a month for the principal and interest on their new home.  During the time they’ve been looking, interest rates have gone from 3.5% to 4.5%.  Needless to say, during this past 8 months the price of the home they can now purchase is less. 

For example:
To keep principal and interest payment at $1500 at 3.5% interest the Fordhams can finance a $334,042 home loan.  At 4.5%, they can take on a mortgage of $296,041.  If interest rates continue to rise to 5.5%, for example, the Fordhams will be looking at a mortgage of only $264,182.  

If you are qualified to purchase and have been on the fence or indecisive about the home you want and need, time is definitely of the essence.
